But the leaderboard reveals more than just one outlier. The #2 sale—$72.5 million at 1020 Red Mountain Road—demonstrates that nine-figure territory was already within reach. The $65 million sale at 580 Willoughby Way and $63.8 million at ANITCH Ct #3 show depth at the $60M+ level. Five of the top 10 traded above $50 million.
The price-per-square-foot analysis across these trophy sales is revealing. The most efficient pricing belongs to 210 S West End Street: $7,112/SF for a $58.3M sale across 8,190 sqft. The highest gross $/SF in the top 10 goes to 1215 E Cooper Ave Unit F5 at $8,758/SF ($44M across 5,024 sqft). At the other end, 1400 McLean Pass Rd traded at $1,673/SF—a relative bargain driven by its massive 26,792 sqft footprint.
Red Mountain addresses dominate the top 10, claiming four of the ten spots. This concentration validates the neighborhood's status as Aspen's most valuable real estate. Willoughby Way alone accounts for two top-10 entries totaling $173 million.
For sellers of significant properties, the leaderboard provides both aspiration and context. The market can absorb eight-figure pricing across multiple transactions—but each must justify its position through location, construction quality, land, and irreplaceability. The $108M record wasn't achieved by accident; it reflected a convergence of exceptional attributes and motivated buyers.
