In one of Colorado's most unusual trophy transactions, Palantir Technologies CEO Alex Karp has acquired St. Benedict's Monastery—a 3,700-acre property in Old Snowmass—for $120 million. The purchase represents the largest residential land transaction in Pitkin County history and transfers one of the region's most spiritually significant properties into private hands.

The monastery, built in the 1950s by Trappist monks in the Capitol Creek Valley, closed in 2022 as membership declined from eighteen monks in 2009 to just five at closure. The property includes a 24,000-square-foot main building, chapel, retreat center, multiple guest cabins, and a cemetery that holds the remains of renowned spiritual leaders Father Thomas Keating and Father Joseph Boyle.

Beyond the structures, the acquisition includes water rights to irrigate 1,500 acres and three creeks—assets of particular value in the arid West where water entitlements often prove more valuable than land itself. The combination of acreage, water rights, and existing infrastructure creates a property unlike anything else available in the Aspen orbit.

Karp, whose net worth Forbes estimates at approximately $5.3 billion, purchased through an entity called Espen LLC. The December 2025 closing came after the property was originally listed at $150 million, suggesting negotiation that reflected market realities even for exceptional holdings.

The purchase raises questions about intended use. Will Karp maintain the property's contemplative character, perhaps as a private retreat? Will he develop additional residential structures within the envelope the land permits? The 3,700 acres provide options that typical Aspen properties—measured in fractions of acres—cannot approach.

For the broader market, the Karp acquisition demonstrates that Aspen's ultra-wealthy buyer pool extends to properties well beyond conventional definitions of luxury real estate. The right parcel, with the right attributes, can command nine-figure pricing regardless of whether a trophy home currently exists.
