Aspen City Council has approved the Lumberyard affordable housing project, clearing the way for 277-304 workforce housing units to begin construction in 2026. The development, located on city-owned land and developed by Gorman & Company under a long-term ground lease, represents one of the community's most significant efforts to address the housing crisis that threatens Aspen's economic sustainability.
The project encompasses three four-story buildings that will transform a site currently used for less intensive purposes. Leasing is expected to begin in mid-2028 and extend through 2029 as buildings deliver sequentially. The timeline—from approval to occupancy spanning three years—reflects the complexity of developing affordable housing even when land cost is eliminated.
Council designated Lumberyard as one of three "big priority" projects alongside Armory Hall and Entrance to Aspen improvements. The elevation of housing to equal priority with infrastructure signals recognition that Aspen's workforce challenges have reached critical levels.
The affordable housing crisis affects the luxury market directly. Restaurants struggle to staff kitchens when cooks cannot afford valley housing. Hotels face housekeeping shortages.
