The sellers, Bryan and Serena Mattson, acquired the home through a trust for $25.5 million in 2019. Bryan Mattson serves as a portfolio manager with Lombard Odier Asset Management, and the seven-year hold period illustrates the investment-grade nature of Palm Beach real estate. The $34.5 million spread between purchase and sale price, setting aside any improvement investments, represents the kind of appreciation that has made the island a wealth preservation vehicle for the globally affluent.
The mansion itself, built in 2018 on 0.9 acres, spans five bedrooms and eight bathrooms with direct Intracoastal Waterway frontage. For Palm Beach buyers, that water orientation, whether ocean or Intracoastal, defines the pricing hierarchy. Properties with significant waterfront command premiums that inland lots, however elegant, cannot approach.
The timing is notable. Palm Beach's "season," that social and commercial period stretching roughly from Thanksgiving through Easter, has emerged as the market's primary transaction window.
