Palm Beach's luxury market has opened 2026 with a statement: January sales of single-family homes priced at $5 million and above tripled compared to the same period last year. The surge signals that buyers who watched and waited through 2025's uncertainty have returned with conviction.

The most dramatic movement occurred in the $10 million-plus tier, where thirteen homes sold in January 2026 compared to just three in January 2025. That 333 percent increase reflects both pent-up demand and available inventory that found willing buyers when pricing aligned with market expectations.

Overall Palm Beach County home sales rose 41 percent year-over-year, a broad-based improvement that extended beyond the ultra-luxury segment. But the concentration of gains at the highest price points suggests that wealthy buyers, specifically, have regained confidence that had been temporarily shaken by election uncertainty and economic questions.

The timing coincides with Palm Beach's social season, when the island's population swells with seasonal residents and the concentration of wealth creates a natural transaction window. Buyers who waited through autumn to assess post-election conditions found a market with attractive inventory and sellers motivated to transact during the prime selling period.

Brokers report a shift in buyer psychology. The frenetic urgency of 2021-2022 has given way to deliberate but decisive purchasing. Buyers conduct thorough due diligence, engage inspectors, and negotiate meaningfully. But when they commit, they close, often in cash, often quickly.

The January surge raises questions about sustainability. Will the pace continue through season, or did January capture compressed demand that will moderate in coming months? Early February activity suggests continued strength, but the full picture will emerge only as the season unfolds.

For sellers contemplating listings, the January data provides encouraging context. Properties priced appropriately for current conditions are finding buyers. The market rewards strategic positioning while punishing aspirational pricing.
