Fisher Island, the 216-acre barrier island accessible only by private ferry from the Port of Miami, has officially claimed the title of Americas most expensive zip code. According to a PropertyShark analysis released in October 2025, zip code 33109 posted a median sale price of $9.5 million, a staggering 65 percent increase from the prior year. That figure displaced Atherton, California, which came in at $8.33 million.

The numbers tell only part of the story. With roughly 700 households and no bridge connecting it to the mainland, Fisher Island operates more like a private country club than a residential neighborhood. Residents arrive by ferry, park in designated garages, and circulate the island in golf carts. The community includes a private beach club, marina, golf course designed by P.B. Dye, an aviary, and a deep-water marina that can handle superyachts up to 200 feet.

Recent sales have reinforced the islands elite status. In December 2025, Andrew Zaro, heir to the New York bakery fortune behind Zaros Bakery, paid more than $35 million for a penthouse at Palazzo Del Sol. The seven-bedroom, seven-bathroom unit at 7093 Fisher Island Drive spans over 10,000 square feet and includes direct ocean views, a private elevator, and a rooftop terrace. It was the priciest condo sale on the island in 2025.

That same month, the CEO of Philadelphia-based FMC Corporation sold a Fisher Island condo for $35 million, underscoring the two-way traffic of ultra-high-net-worth buyers and sellers circulating through the market.

Perhaps the most eye-catching development involves Related Group, which is completing a new luxury condo building on the island where two penthouse units reportedly sold for a combined $150 million. Meanwhile, a dispute over a $180 million vacant lot on the island made headlines in November 2025 when rival factions clashed over development rights, a sign of just how valuable even undeveloped Fisher Island land has become.

The islands condo market also reflects broader trends. According to CondoBlackBook, Fisher Islands median price per square foot hit $2,708 in Q3 2025, the highest of any Miami neighborhood. By comparison, Downtown Miami, the most affordable luxury submarket, traded at roughly $600 per square foot during the same period.

What makes Fisher Island different from other ultra-luxury enclaves is its combination of absolute privacy and resort-level amenities. There are no hotels, no tourists, no public access. The islands private security force patrols around the clock, and the ferry operates on a controlled schedule. For buyers fleeing the visibility of Manhattan penthouses or Beverly Hills estates, Fisher Island offers something money can rarely buy: total anonymity.

Brokers say the surge in prices reflects a wave of Northeast and international buyers who accelerated their relocation to South Florida during and after the pandemic. Many initially rented, then purchased once they decided to make the move permanent. The islands low inventory (fewer than 20 resales per year in most cycles) amplifies price gains when demand ticks up.

With Related Groups new tower nearing completion and several off-market deals reportedly in negotiation above $40 million, Fisher Island shows no signs of relinquishing its crown as Americas priciest zip code.
